Selling for Top Dollar
Selling a property quickly and for top dollar requires special attention in preparing the home to compete and pricing correctly. The focus here is on the presentation or often called, “staging”.
I help a lot of buyers and time after time I see buyers pass up a good home because it didn’t have good curb appeal with tall grass and weeds, dead potted plants, cob webs at the front door and/or the interiors were so cluttered, they assumed there was no space for their furniture or space on the kitchen counters for meal preparation. Most buyers only know what they see, not the way it could be. So to avoid missing out on a good offer from potential buyers it is essential that care be taken so the property presents with the best foot forward, with good curb appeal as well as staged inside. This will also ensure it will photograph well to draw buyers in from online searches.
Staging is not really decorating, but rather depersonalizing, uncluttering, rearranging furniture as needed to create more visual space that buyers can see, and showing a sparkling clean house inside and out. The property becomes a product when it goes on the market that needs to have the best appeal to most buyers. Think of a hotel room, with neutral bed coverings and pictures, neutral wall colors, fresh clean towels without any family photos or other strong personal unique décor or personal items about, so a guest (or buyers looking at a home to buy) can feel this can be their space and more easily picture their own belongings there. When staging a home to sell, LESS is best, and since you’re preparing to move, it’s a good time to start boxing up kitchen items, collections or wardrobe items not being used currently. The final element in staging is to open the blinds or curtains and turn on the lights for showings, –light adds to the perceived value!
